Complete Guide to Buying a Flat in Kolkata 2026

Written by Rakesh Kumar Mondal. Reviewed 2026-10-29.

Buying a Kolkata flat starts with two decisions: where your daily life needs to happen, and what you can comfortably spend after every purchase cost is included. A large clubhouse or a low starting price cannot compensate for an unsuitable commute, unclear documents or a payment schedule that stretches your finances. Use this guide to build a shortlist around the actual home and its registered phase.

Start with an ownership budget

Separate your available down payment from the money reserved for registration, taxes, parking, maintenance deposits and interiors. Ask your lender to assess affordability before you pay a booking amount. Keep an emergency reserve outside the transaction; future bonuses and expected rent should not be necessary to meet the first year's payments.

Compare the same cost basis across projects. A basic apartment price and an offer including parking, GST and development charges are different numbers. Request an itemised quotation naming the flat, tower, floor, area basis, validity date and payment milestones.

  • Apartment and parking consideration
  • Applicable statutory costs and legal review
  • Deposits, interiors and moving costs
  • EMI plus rent during any overlap

Choose a corridor, then test the exact address

Begin with work, school and family journeys. New Town, Rajarhat, Salt Lake, the EM Bypass, Southern Bypass and Madhyamgram represent different daily travel patterns. Map labels can hide substantial differences in approach roads. Travel from the actual gate during your normal weekday commute, rather than timing a journey from a convenient landmark.

Inspect the street after rain where possible. Check drainage, street lighting, the walk to public transport, grocery access and the route to your preferred hospital. Ask residents about water supply, lifts and maintenance collection. Visit a ready home in the building when available, not only the furnished sample flat.

Match the home to its registration and approvals

Use WBRERA to identify the promoter and the relevant project or phase. The Housing Department describes public access to project documents, declared amenities and delivery disclosures. Read the records alongside the sanctioned plan and have an independent property lawyer review the title chain, development rights and proposed agreement.

A registration number displayed in a brochure does not establish that every tower, land parcel or amenity belongs to that registration. Record the exact phase in your comparison sheet and ask how any extension affects the contractual handover date.

Make the booking terms specific

Before transferring money, obtain the refund and cancellation terms, payment schedule, parking allocation and description of the selected apartment. Check whether quoted areas are carpet, built-up or super built-up. Ask which amenities will be available at your handover and which belong to later construction phases.

Keep signed forms, bank receipts, quotation versions and correspondence together. Reconcile the sale agreement with the written offer instead of assuming that a sales presentation becomes a contractual commitment. Obtain legal advice on clauses you do not understand before signing.

Treat registration and possession as separate checks

Arrange a physical snag inspection and request the applicable completion or occupancy documentation before accepting a possession claim. Test plumbing, drainage, electrical points, doors, windows and actual room dimensions. Reconcile outstanding payments, association charges and maintenance deposits before the final demand.

Your closing file should contain the executed and registered deed, payment records, approved unit plan, handover checklist, warranties and applicable association documents. A careful handover preserves evidence and gives you a clearer starting point for future maintenance or resale.
