Kolkata Real Estate Market Report 2026

Written by Rakesh Kumar Mondal. Reviewed 2026-10-29.

Kolkata's 2026 residential market cannot be reduced to a single citywide boom-or-slowdown label. Published research shows that transaction activity, new launches and capital values can move in different directions. This report uses identified quarterly sources available by 29 October 2026, then explains how buyers can apply them to a project-level decision.

Read the research periods separately

JLL's Q2 2026 Kolkata report records 3,104 apartment sales and 3,362 launches. It reports a capital-value benchmark of Rs. 5,952 per sq.ft., up 2.2% quarter on quarter and 13.1% year on year, with measurements on a gross-floor-area basis. These are that research series' measures, not a quote for a particular flat.

Cushman & Wakefield's Q3 2026 update records 2,511 residential launches and identifies Rajarhat and peripheral locations as important launch areas. Its coverage and period differ from JLL's; the two launch counts should not be spliced into an unqualified citywide growth calculation.

Translate demand into a buyer question

Ask who is likely to use the selected home and why that location is convenient for them. An end user may prioritise school access and room sizes; a landlord needs evidence of tenant demand for that specific unit type. Large advertised project sales figures do not establish how quickly your own unit could be resold.

For a shortlist, compare an occupied building, a construction-stage project and a new launch in the same catchment. Look at the total cost and the amount of available competing inventory. This makes the relationship between price, delivery and choice easier to assess.

Separate the city from its individual corridors

Cushman & Wakefield names Sonarpur, Barasat, Howrah and Rajarhat among the development corridors in its Q3 update and describes the mid-segment as the largest launch category. That is useful context for where developers are adding supply, but it is not evidence that every project in those areas will perform alike.

Market signalWhat to check at the project
New supplyHow many comparable homes are being sold nearby?
Rising capital valuesHas the usable home or all-inclusive offer changed?
Mid-market demandDoes the final acquisition budget fit the target buyer?
InfrastructureIs the useful connection operating today?

Treat averages as context, not valuation

An apartment's effective price depends on its area basis, floor, age, possession evidence, parking and charges. A citywide average is especially weak as a valuation tool for a compact Rajarhat development, an EM Bypass luxury tower and a Southern Bypass bungalow at the same time.

Ask for three comparable written offers and normalise them by carpet area and total acquisition cost. Record the source date and whether the offer is primary inventory, assignment or resale. If one price seems unusually low, investigate the scope before assuming a bargain.

Build a decision that works without a forecast

A sensible purchase should remain affordable if resale takes longer, rental occupation is interrupted or a proposed transport improvement is delayed. Assess construction progress and the promoter's phase-specific obligations alongside market sentiment.

BNK's reading is to use the quarterly data as a backdrop and the selected property's documents, usable area, full cost and daily fit as the decision evidence. This is an interpretation of the published research, not a prediction of appreciation or a census of all Kolkata transactions.
