Kolkata Rental Market Report 2026
Written by Rakesh Kumar Mondal. Reviewed 2026-10-29.
A Kolkata rental analysis should begin with a likely tenant and a specific home. Furnishing, parking, maintenance, access to work and the ability to move in on time can matter as much as the locality label. This report separates the broad published rental direction from a practical method for underwriting an individual apartment; it does not invent a citywide rent or yield average.
What the published research can establish
Cushman & Wakefield's Q3 2026 Kolkata residential update describes steady growth in residential rentals. Its overview does not provide a universal rent for every apartment configuration or a single landlord yield. Use that observation as market context and obtain matched local rental evidence for the home you are considering.
Match the home to a tenant catchment
For New Town and Rajarhat, test whether the actual address supports the intended office journey and household budget. For Salt Lake and Sector V-side searches, compare the cost of convenient access with the condition and size of the available homes. In southern and northern neighbourhoods, consider local family, education and workplace journeys rather than assuming the same tenant profile everywhere.
Speak to letting agents and residents about the configuration that attracts enquiries, likely furnishing expectations and the time needed to place a tenant. Distinguish evidence of completed leases from a list of asking advertisements.
| Rental attribute | Question to ask |
|---|---|
| Layout | Does the tenant need a study, third bedroom or separate utility? |
| Furnishing | What is included, and who replaces appliances? |
| Parking | Is an allocated space included in rent? |
| Maintenance | Who pays recurring and major repair charges? |
| Availability | Can the tenant move in on the required date? |
Calculate gross and net yields separately
Illustration: Rs. 30,000 monthly rent generates Rs. 3.6 lakh a year. Against Rs. 1 crore of total acquisition cost, the gross yield is 3.6%. If one month is vacant and owner-paid maintenance, tax and repairs total Rs. 58,000, income before financing falls to Rs. 2.72 lakh, or 2.72%. These are assumed inputs, not observed Kolkata averages.
Loan payments, income tax and future capital expenditure require additional treatment. A net rental yield before financing is not the same as the cash return on your equity. Keep those calculations separate when comparing a rental property with another use of your money.
Compare similar rental offers
Record the date, unit size and area basis, furnishing, floor, age, lift access and parking for each comparable. Separate maintenance from rent and eliminate duplicate advertisements. An apartment advertised for months at a high rent is not proof that tenants will pay that amount.
For an occupied property, review the lease, payment record, deposit, renewal terms and responsibilities for repairs. Ask whether a quoted rent is temporary, related-party or supported by a rental guarantee. Judge the underlying home independently of a promotional income promise.
Plan for the work of being a landlord
Allow time and funds for advertising, tenant screening, documentation, minor repairs and inspections between leases. An owner living elsewhere should decide who will handle emergencies and contractor access. Clear inventory and condition records can reduce disputes over furnishing and deposits.
A good rental purchase fits the tenant catchment, has manageable recurring costs and remains affordable during vacancies. Use current local comparables to refresh this assessment before purchase and at each renewal rather than relying on a city headline.
