Siliguri Infrastructure & Growth Corridors 2026

Infrastructure can change regional travel, but a housing decision still depends on the actual road from the project gate. This report separates dated official programme information from the everyday access checks buyers should make in Matigara, Sevoke Road, Dagapur, Champasari and station-side locations. A sanctioned or ongoing scheme should not be described as fully operating without commissioning evidence.
Bagdogra: distinguish the existing airport from the new terminal
In an August 2025 parliamentary answer, the Civil Aviation Ministry stated that work on Bagdogra's new terminal began in September 2024, with a scheduled March 2027 completion and an estimated Rs. 1,549 crore cost. AAI's revised 2025–26 and budget 2026–27 capital document continues to list the new civil-enclave terminal scheme as ongoing.
These are dated programme records, not an October 2026 commissioning certificate or a guarantee of the completion date. Check the latest operator update before assuming the new terminal is usable. Test your actual road journey independently of the airport's future capacity.
NJP: redevelopment progress is different from full completion
The Railways' 11 March 2026 update identifies completed structural components at New Jalpaiguri station and continuing work on the departure building, elevated road, additional podium parking, concourse and finishing. It does not describe the entire redevelopment as completed.
For a home chosen partly for station access, visit the current approach and check drop-off arrangements, luggage movement and the return journey. A future station facility is different from a shorter home-to-platform trip today.
Assess the residential corridor through today's access
Use transport improvements to frame questions about a location, then test those questions on site. The following is a buyer's checklist, not a forecast of corridor price growth.
| Search corridor | Practical access check |
|---|---|
| Matigara / Bagdogra-facing journeys | Complete road trip, junction delays and daily destinations |
| Sevoke Road / ISKCON Road | Local crossings, gate access, noise and parking |
| Dagapur / Salbari / Champasari | Approach width, public transport and service availability |
| Deshbandhupara / NJP side | Present station access alongside school and workplace travel |
Read local plans alongside the project's approvals
SJDA provides planning references for the wider region and SMC publishes municipal building-approval guidance. Establish the parcel's jurisdiction, sanctioned access and applicable land-use records. A development plan for a broad area does not establish that an individual apartment or approach road is approved.
Review drainage, road levels, water supply and emergency access with the same care as regional connectivity. Ask which infrastructure exists now, which is contractually included in the project and which depends on an external authority.
Keep future upside separate from current affordability
Record each claimed improvement as operating, under construction, sanctioned or proposed, with a dated source. Do not substitute a sales map for an official status update or assume that a budget allocation proves completion. Refresh the record before booking.
Choose a home that works under current travel and service conditions. Treat any future benefit as uncertain upside, then stress-test a later opening and unchanged resale value. That keeps the purchase decision anchored to the apartment you can use and afford today.
Sources and research notes
Market figures refer to the periods and coverage stated in each source. Verify current project documents, quotations and statutory requirements for your transaction.
