Siliguri Rental Market Report 2026
Written by Rakesh Kumar Mondal. Reviewed 2026-10-29.
Siliguri rental income depends on a specific tenant choosing a specific home. Configuration, furnishing, parking, maintenance and access matter alongside the locality name. This October 2026 report uses examples from Matigara rental advertisements to illustrate the spread in offers, then shows how to evaluate an individual apartment. It does not claim a representative citywide rent or occupancy rate.
What the reviewed rental advertisements show
Magicbricks' Matigara page includes an advertised 2 BHK at Rs. 17,000 a month in Mayfair Greens 2 and a 2 BHK at Rs. 21,000 in PRM Ananta. A separate 3 BHK advertisement asks Rs. 20,000 plus Rs. 1,600 monthly maintenance. These are distinct advertised units reviewed on 29 October 2026, not a measured rent band or confirmed availability.
Verify each offer with the advertiser. The page also includes surrounding-locality results; use the exact address when comparing. Do not combine homes with different furnishing, usable areas or maintenance inclusions into a single assumed achievable rent.
Choose the likely tenant before the apartment
Write down the intended household's work and school journeys, required bedrooms, parking needs and monthly budget including maintenance. Compare Matigara with Sevoke Road, ISKCON Road, Dagapur or NJP-side options through that routine. These are underwriting questions, not a verified distribution of tenant demand.
Check whether the apartment can be occupied immediately, which appliances are supplied and who maintains them. A larger or more furnished home may earn a higher asking rent but require greater replacement costs and a narrower tenant audience.
Build a matched rental evidence sheet
Record location, building, configuration, carpet or stated area basis, furnishing, floor, lift, parking, deposit and maintenance. Identify duplicate advertisements and confirm when each unit was last available. Ask local agents about completed leases and keep those separate from advertised offers.
Track the time taken to find a tenant and any concessions, such as a rent-free period or owner-funded repairs. The highest visible ask should not become your base-case income assumption. Prefer several comparable examples over a single attractive listing.
Calculate gross and net yield on the full cost
For a hypothetical home costing Rs. 60 lakh in total and renting for Rs. 18,000 per month, scheduled annual rent is Rs. 2.16 lakh and gross yield is 3.6%. With one vacant month and Rs. 42,000 in annual owner-paid expenses, net income becomes Rs. 1.56 lakh, or 2.6% before financing and income tax.
Those inputs are illustrative, not a Siliguri market average or forecast. Replace them with the selected property's acquisition budget, evidence-based rent and actual expenses. Keep loan repayments and interest effects visible in a separate cash-flow calculation.
Allow for the practical work of ownership
Budget for advertising, documentation, inspections, repairs and appliance replacement between tenancies. Decide who can attend an urgent water or electrical problem if you live elsewhere. Agree the inventory, condition record, maintenance responsibilities and deposit handling in the tenancy documentation.
Refresh the evidence at purchase and renewal. A sound rental property remains affordable during vacancies and suits a definable tenant catchment. Neither a transport project nor an advertised rental promise removes the need to manage the home and its recurring costs.
- Asking rents are not achieved leases
- Check maintenance separately
- Allow for vacancy and repairs
- No guaranteed yield is asserted
